Duties & Responsibilities:
Responsible for discharging client asset management strategies ensuring contractual and central policy compliance for two key national EMCOR UK accounts.
Responsible for defining and agreeing asset management strategies with client stakeholders.
Responsible for documenting Account Information Strategies.
Responsible for working with client teams to define and document Asset Maintenance Strategies.
In compliance with client asset maintenance strategies responsible for establishing effective maintenance plans in the CAFM system.
Responsible for coding assets to the Emcor standard Asset Classification Codes.
Responsible for preparation of CAFM data loaders, including application of maintenance standards & scope.
Responsible for decommissioning assets from the CAFM in line with legislation and client requirements.
Responsible for ensuring maintenance activities are smoothed effectively to support the management of resources.
Responsible for managing commercial variations for both asset and maintenance scope changes.
Responsible for identifying and facilitating with central teams the creation, approval and on-going management of bespoke asset maintenance standards for key accounts.
Responsible for proactively auditing data quality and routing of assets.
Responsible for data quality improvement management.
Responsible for leading an asset management culture on accounts.
Responsible for onboarding new assets through lifecycle of contract.
Accountable and responsible for managing asset surveys and asset onboarding activities including documenting asset survey specifications, tendering for said surveys, agreeing scope with both client and operational leadership teams and ensuring surveys are delivered in line with contractual requirements.
Responsible for informing client capital replacement planning activities through effective use of asset data.
In collaboration with procurement and operational teams responsible for asset replacement recommendations.
Responsible for facilitating comprehensive fund management & reporting where required.
Responsible for collaborating with and responding to engineer asset queries.
Responsible for aspects of Compliance Statutory Document Management.
Responsible for agreeing, documenting and managing asset criticality in line with client business needs. The Asset Manager will not have any direct reports or financial responsibility. There will be a requirement to project manage various programs and limited accountability for associated delegated budgets. Must be willing to travel to differing sites.
Ideally educated to at least HNC / HND standard (or equivalent) in a relevant hard services discipline with demonstrable experience in asset management, lifecycle management, customer service and change management activities/fields. Knowledge of change management tools and techniques and best practice asset management.
To have a IAM Certificate in Asset Management, ideally the IAM Diploma.
Good IT skills including a good working knowledge of MS Office 365 applications combined with a detailed understanding and appreciation of CMMS / CAFM systems or similar, thorough understanding of data analysis techniques, MS Excel, Sequel data bases and MS Access.
An appreciation of corporate real estate and property management, desired. Professional membership of one or more of the following: IAM, IET, CIBSE, BIFM, IFMA, RICS or other, desired. Experience of best practice standards including BSRIA Business-Focused Maintenance and ISO 55001 etc
